The Urban Chiang Mai is a boutique development by 9 Morakot with 13 detached homes in Wat Ket, on Bamrung Rat Soi 4 near Charoen Muang Road. The master plan shows nine houses V1–V9 and four villas VV1–VV4. The homes have private pools, landscaped plots and terraces; the published types have a maximum of two levels. The range includes Sapphire Plus B with 519 m² of usable area, Sapphire Plus with 604 m², four bedrooms and six bathrooms, and Diamond Plus with 1,022 m², five bedrooms and seven bathrooms. The Sapphire Plus and Diamond Plus plans provide parking for four cars, a Western kitchen and separate Thai kitchen, staff accommodation and utility spaces. Usable area includes the outdoor and ancillary spaces provided in the design. The Sapphire Plus specification lists an 8.8 × 4.4 m mineral-water pool, a 10 kW solar system, automatic gate, CCTV, automatic irrigation and smart-home controls. This equipment specification applies to that house type and should be checked for the selected villa.
