Birdie Pool Villas Hua Hin is a project by Panorama Developments on Nong Hieng Road in Hin Lek Fai, near Black Mountain Golf Course. The master plan includes 12 residential plots. The project offers single-storey villas in a contemporary Balinese style; dimensions, layout and pool size can be adapted to the selected plot. The standard villa has three bedrooms with en-suite bathrooms, a guest WC, a laundry room and parking for two cars. The published floor plan specifies an indoor area of 201.24 m², including a combined living, dining and kitchen area of 69.24 m². The stated total calculated area of 381.24 m² also includes outdoor areas and the pool. A covered terrace and garden connect the living spaces to the private pool. The advertised specification includes furniture, curtains, an equipped European kitchen, four air conditioners, a 3,000-litre water tank with pump and an EV charger. Power lines within the estate run underground. Night security and estate management are planned; cleaning, garden and pool care, and rental management services are offered. The official photographs show a completed demonstration villa. Plot sales and construction of individual homes continue; completion of the show villa does not mean that the entire estate is finished.
